Hello dear forum community,
we are planning to build a single-family house with a general contractor, the building will be an Efficiency House 55 in solid construction with 2 living areas without a basement.

We would like to hire our own building surveyor who will carry out construction monitoring on our behalf. We have the following questions regarding this:

- How often does such a surveyor have to be present on the construction site?
- At which points in the construction process must the surveyor be present?
- What costs can we expect?

Hello,
That is a wise idea and protects against unpleasant surprises.
However, one should already seek external and sales-independent help earlier. This concerns, for example: construction performance description, contract, and especially the system technology (heating, domestic hot water preparation, ventilation). The greatest deficits currently lie in the latter. The focus is more on sales rather than the necessary, precise dimensioning of the system.
It can happen that you have purchased a Kfw EH55 on paper, but in reality, you might at best have a building that barely meets the Energy Saving Ordinance requirements.


a and b depend on the individual construction project (building construction) as well as on the planned technological process.
"Critical points" are for example:
- Foundation => statics
- Dew point issues
- Wind tightness, thermal bridges
....etc.
The costs should correspond to the necessary effort and, in my opinion, are certainly well-invested money.
Last but not least, you also receive information (directly, indirectly) on site regarding the company's overall situation.

Hello Sascha,

get a quote from a construction supervisor. A reputable construction supervisor will also provide you with a breakdown of the required hours along with their quote. Furthermore, they will describe in detail the service they are offering you; if not, stay away.

However, a few thousand euros will come your way, which will certainly be worth it.
