Construction project in NRW

Hello
I would like to briefly introduce ourselves.
We are a family with 2 children (4 and 7)
currently considering whether we should leave our cozy home or whether we should not dare.
At the beginning of next year, some new plots of land will be sold. Great location.
What we have done so far is visit a show home park in Wuppertal and the woman (so me) has fallen in love with a little house (FH). My husband is more in favor of brick on brick. We also went to the bank and had the financial burden calculated.
Totally new territory for us!!
We do not agree on the incidental building costs and what we should budget for the outdoor facilities.
Next step: appointment in August to calculate the house and in September with another construction company.
However, plots will probably only be available for purchase next year in spring.
Are we planning too early or is that okay?

For first experiences, it is never too early. Gaining knowledge and experiences without time pressure is much more relaxed than pushing through such a decision within 2 weeks.

The downside of the long time... maybe you also overthink things too much.

In this respect, you are already taking the right approach, but always with the background that your planned house might not fit the plot (because of size, appearance, roof, or whatever).

So don’t get too fixated on just one property...

Am I at Toxi - it's never too early to dream; reality in the form of costs, soil condition, development plan, orientation, and layout of the property catches up with you again.

Thank you for your assessments :) We were also at the building authority (I had forgotten) they said that the plots start from 350 upwards. They are intended for the 1 1/2-story single-family houses with 9 meter width. That would also be sufficient for us, I think. We want about 120-135 sqm of living space. You hear from some construction companies that we are a bit early, but I think that we will only build once and that should already be our dream house :)

Sellers of construction companies think about the annual result ;-) Under certain circumstances, you might simply not be that attractive if you are still at the beginning. They also take a lot of time for you and do not charge you for the consultation. However, we also started very early - our BU then initially referred us to a planner.

The park is great, since I live nearby, I also go there from time to time. Whether solid construction or timber frame construction (I don’t like the term prefab house, it’s simply nonsensical): you have to agree among yourselves. Both are mature and functioning methods to build houses that last a long time. Both have advantages and disadvantages. Read up on it and evaluate it for yourselves.



Read up here. There are many posts here especially on that topic. Since the topic depends on countless factors, it also depends, among other things, on the plot itself and about 100 more points. A lot of money can also be spent on outdoor facilities. I would simply calculate a basic setup with 25k. Then something is already done and you won’t be walking over pallets anymore.


That’s fine. Have you asked in WTAL what some nice company (the one with affordable but nice houses, e.g. a company based in northern Hesse) has as delivery times there after signing? 18-24 months!

Go into planning with the possible desired plot.

By the way: with 9*9m and 1.5 floors it roughly fits (! finger in the wind !) with your living space wish.
