How do you see it? At first, I was really very surprised by the offers from GU that I have. We are planning a single-family house with a basement, about 151 sqm of living space, and a single garage. We will do some work ourselves (painting inside/outside, laying tiles in the basement, building application through a friend who is an architect). Solid house with 36.5 Poroton filled. Kfw 70. Air heat pump. Costs about 310 TEU. That is already over 2000 EUR/sqm. Without additional construction costs and land. Without kitchen. And the offer doesn’t even have anything special in the specifications yet. That will quickly add another 10 TEU extra. Madness.....

Prices can vary surprisingly by region, where do you want to build? Nevertheless, given the described key data, I also consider the 310 TEU to be quite high. Provided the design is not too complicated, e.g. recesses and projections, cantilevered floors, balconies, etc., in my experience, rather 240-270 TEU are appropriate (excluding interior painting work, floor coverings, and garage) – for a living area of about 150 m2 with a basement. However, the mentioned price range only applies if the list of special features is not too long. For a single prefabricated garage, around 6,000 euros will be added – depending on size and equipment.

The air heat pump (air-water heat pump) usually replaces the gas heating and sometimes also a solar system, so the additional costs from this equipment mainly arise from the necessary underfloor heating, but not to a significant extent. With increased wall thickness or improved insulation and the air heat pump, substantial expenses for the KfW-70 standard are already included, although additional insulation in the basement is required for the KfW-70 standard.

The mentioned own contributions of tiling, planning up to the building application, and interior/exterior painting work actually do not bring savings at the hoped-for level. Planning costs do not play a big role for the general contractor anyway, especially since he assumes he will have to carry out further planning in any case.

I advise caution with the own contribution "exterior painting work" if it concerns the exterior plaster – because this involves a system structure. In the event of damage, it can be difficult to clearly determine responsibilities.

We want to build (unfortunately) in an absolute boom region in Bavaria.... So the prices are probably correspondingly high. The house already has a recess at the entrance and also large, floor-to-ceiling windows or corner windows with large sliding elements/roller shutters etc. in the living area. The house is then also split-level on the slight slope..... Well, nothing can be done about it. We're still considering the exterior painting work.

Under the circumstances, that sounds different: apart from the region, aspects like split-level, large sliding elements, and Venetian blinds are already cost-driving factors. Without knowing further details, the mentioned 310 TEU can then also be realistic.

I hope you have someone by your side who can also evaluate and compare the details of the offers.

We don’t really have any support there.... We want to have someone review the contracts before signing. But I’m still comparing the offers myself. Things keep changing anyway. At the moment, we’re still not quite clear on what we will actually do ourselves. And details like the windows (floor-to-ceiling or PSK...) are also not quite clear yet.
