Hello,
we intend to build a single-family house. Ground area approx. 136 sqm + basement. We have an offer for the house of €236,000. Additionally, two garages are to be added (€11,000). With the demolition of the old house and all other costs, we are at approx. €300,000.
My partner earns €2,400, I currently earn €1,300 (parental leave), afterwards approx. €1,800. Would a monthly burden of €1,200 be realistic? Additional costs also apply (gas heating with ventilation and heat recovery), electricity, etc. We have estimated about €400... We would also like to secure an interest rate over the entire term... That of course does not make the rate cheaper... What is your assessment?

I consider the costs unrealistically low, with a basement and all expenses I cannot imagine managing that for the amount. Grundstück vorhanden?

The plot is available. About 780 sqm. We live in the deepest part of Saxony and the company has an insanely good reputation, both in terms of execution and performance. However, initially only the standard for sanitary installations was calculated. But we have calculated an additional buffer.

I also do not see a land price, and €236,000 for 136sqm + basement also seems unrealistic to me. With which company or developer is it supposed to be built?

Shell construction, turnkey, the other construction costs calculated (which can quickly become higher).

What is the realistic value of the property?

What do you mean by "is the burden realistic"? Whether you can afford it? You have to decide that yourselves (household book?!).

Or whether it is realistic in terms of the conditions? For that, you should at least know the property price and the desired term.
