Construction Manager - Supervision - Costs

Hello everyone,

as a newcomer here in the forum, I have a question right away, but first I would like to briefly outline the situation:


    [*]due to family circumstances, I found myself unexpectedly in the position of the client (not the subject of this post here)
    [*]the project is an old building that is being expanded (not a listed building, total area approx. 120m²)
    [*]the appointed architect is no longer fully trusted by us (non-transparent request for proposals, cost development non-transparent and too high, various other points)
    [*]with legal assistance, the contractual situation was examined and it was determined that after raising the defects, further cooperation would be reasonable as far as the contracts allow

That is the situation.

Due to the lack of trust, we now want to engage a construction manager as a kind of controlling instance. From our layman’s perspective, we need help with:


    [*]checking the specifications for the trades
    [*]monitoring the construction processes (does what the architect is planning make sense from a process point of view? Are we being adequately advised or are important points being overlooked?)
    [*]review of already obtained offers (with regard to price, general plausibility)
    [*]inspection of work already carried out on the construction site with regard to basic quality standards
    [*]contact person for questions that arise during the course of such a project


So far, I know that independent construction managers (civil engineers) can be compensated according to HOAI. This is not an option for us, since the architect is already compensated within this framework.
We believe it would help to have someone available to us for x hours per week who could clarify everything necessary during this time.

Now to the actual question: Does anyone know of compensation examples that have been reasonably agreed upon on an hourly basis? What would be considered fair here?

You will hardly find someone like that, I think. You also have to familiarize yourself with the project and not just be there for 2 hours a week and bill them. I don't think you'll find anyone for less than 5000.

Hello We have a construction expert for our new building who supervises the construction. Costs 95€ per hour including travel. Of course, it is hard to estimate the effort he would have with you. But maybe this helps you. Regards
