Construction financing - Uncertain despite financing calculator

Hello dear forum

I am new here but have been reading here for a longer time.
Now to my question.
I plan to build a house in early 2015 but despite all the calculators I am not sure what I can afford.
My wife and I have a combined income of about 5500 euros net. If my wife's income would cease for example pregnancy, child, etc., 3800 euros would remain without child benefits or anything else, so only my net salary. I imagine a monthly rate of about 1800 euros; I think 2000 euros for a single earner should be enough to live on but I would like to hear other opinions.
About 70,000 euros are available as equity. I hope some users can give me helpful answers.

a question, why do you want to wait so long? Are there any reasons for that?

Yes, since the development area where we want to build will only be developed in mid-2014, and then the sales will start.

From my point of view, building a house should be affordable for you (although the information provided is not sufficient for a definitive statement, of course).

However, this naturally depends on the land prices in your area as well as your wishes for the house (size and features) and the plot (size).

What are you currently paying in rent?
What is your current savings rate? Are there any ongoing liabilities?
It is very likely that you will continue to increase your equity.

Regarding the development of the land: It may happen that the construction is delayed even further. Often, the municipalities do not adhere to their own timelines regarding development periods. In a thread from the last three weeks, several users shared their (negative) experiences on this topic.

Hello So the land price is about 85 euros per sqm developed according to the municipality we want a plot between 500 and 600 sqm plus about 4000 euros connection costs as stated by the municipality. We plan to build a house between 150 and 160 sqm on a slab normal equipment. We currently pay 1000 euros rent and save a fixed 1400 euros on the side plus what remains each month. There are no liabilities. Best regards

If you have already read along here in this forum regarding financing, you should be aware that you will mostly encounter prospective builders here who earn far less than what you bring home together. Most of the time, people here talk about a salary for a sole earner that is half of yours. Additionally, most people here suffer from the horrendous land prices. What I want to say is: you are actually quite lucky, I don't understand what other opinions you want to hear: salary is above average high, price per square meter is almost cheap...
You can only roughly estimate anyway, since no one knows how much you will have to pay the bank... 2015... 2016...
And at some point, you will have to consult a financial advisor anyway, maybe even now, why not?

But I can give one tip: you don't have to build the house right up to the upper financing limit. With your planned 160 sqm without gilded faucets and without 60-thousand-euro technology, you can definitely get a nice house that is easy to pay off.
