Construction costs/offer reasonable?

Hi guys,

we are interested in a multi-generation house in the style of a semi-detached house with a shared technical room in the middle, which is accessible from the outside through its own door.

We already have the plot, now we just need the right offer.

A few days ago we were at a show home center and initially saw a great and cheap offer in the window: 126,000 EUR for 189 sqm of living space. Too cheap, we thought, and we were right. The offer for a nearly turnkey house: 425,000 EUR excluding additional construction costs but including the base slab. Almost 2,250 EUR/sqm. 80,000 EUR were calculated as additional construction costs including 2 garages at 15,000 EUR each.
As a pure shell house with the construction packages (material deliveries) we end up at 350,000 EUR (approx. 1,850 EUR/sqm). And then have to complete the rest ourselves. Plus the additional construction costs of 80,000 EUR, we end up at total costs of 430,000 EUR plus land costs.

The heating would be an air-water heat pump with underfloor heating.

Do you think the offer is good? My gut feeling tells me it’s too expensive since we didn’t choose any other equipment and each living unit only has 95 sqm of living space available. The total costs amount to 525,000 EUR plus land, which we have already purchased.
As a nearly finished house that would be just under 2,800 EUR/sqm without land, which is not paid for houses in the village. If we then add customization, we are immediately over >3,000 EUR/sqm.

Unfortunately, prices on the market are super non-transparent. I have the feeling they do it like some other companies: They issue 3 discount catalogs and depending on the clientele you take a 10%, 30%, or 60% discount catalog and then can say: These are the prices given to me :-(

Hi,

do I understand correctly? Each semi-detached house then has 90 sqm? On how many floors?

Which region? 2,250 EUR/sqm is generally a realistic price. But of course, that depends on many factors. [Auststattung], region, etc.

That significantly increases the costs per sqm!

The prices are actually very transparent. Just not if you stick to off-the-shelf houses. Different construction methods with different equipment.
If you hire an architect and tender the trades separately, you get full transparency.

The entire house has a total living space of 189 sqm on two floors (ground floor + upper floor, knee wall 1.5m).

We had previously planned a semi-detached house (so a total of 2, left and right side), and the base price per half was already 116,000 EUR without the floor slab. So 232,000 EUR just for the house in the smallest build stage (without heating, electrical, sanitary, interior wall insulation, screed, etc.). The "technology package" would then cost another 120,000 EUR per half and the sanitary package 16,000 EUR per half. That would include all the material for fitting out, but not the assembly.

So just under 250,000 EUR per half and it’s still not turnkey, the ancillary construction costs and floor slab would be added on top of that. That would be a total volume of over 600,000 EUR for two halves plus the purchase price of the land.

Region is Baden Württemberg, Biberach.

Is it worth using an architect for our project rather than a ready-made house? We don't need anything elaborate or sophisticated.

Unfortunately, that cannot be answered in a general way. Building with an architect is more tailored to your needs. Will it be cheaper then?
189 sqm x €2,000 (a commonly used flat rate) already amounts to €380k plus additional construction costs plus land. That matches the price from the model house exhibition. However, it is not difficult, especially in booming regions, to exceed €2,000. You will have to come to terms with the prices.

OK, so 2,000 EUR for a shell house without technology/interior fittings? Or do you mean already turnkey from 2,000 EUR/sqm?
