So I am only interested in materials ... but complete without garden work or fence ... shell construction.

"Completely without" - Good Goddess, what do today's German teachers actually do for a living? I suspect that with 100 sqm you mean an index, like pricing loose fruit per 1 kg or 100 g (?), because for a real 100 sqm house the building type of a city villa would be rather uneconomical. The method "budget divided by average unit price equals the size the hut can be if, thanks to a black labor barter system, you don't have to add wage shares," is always a milkmaid's calculation—completely irrelevant how up-to-date and geo-precise the numbers used are! Do you even have the "ideal laboratory condition building plot" to do the civil engineering ancillary cost accounting without the host?

Which materials? Which qualities? Which quantities? If you have all that from your architect, just go to the building materials supplier you trust.

As so often, the profit lies in purchasing. Buy the material yourself, directly from the manufacturers without intermediaries. Organize transports yourself.
In doing so, buy [Sonderposten] or [Lagerbestände].
One is amazed at how cheaply one can build.
