Construction costs for a single-family house 190m² + basement including a granny flat

Good evening everyone,

after we bought our plot last year and it is now fully developed, we are now entering into discussions with various construction companies.

Our ideas have since become more concrete, so now the right company needs to be found. The first meeting has already taken place. I would now ask you to estimate the price for the following construction project:

- Baden-Württemberg - Heilbronn area
- Sloping plot: 2-3m slope on 28m plot
- Basement: room height 2.50m: 55sqm apartment + 40sqm cellar rooms (technical, laundry, ...)
- Ground floor: room height 2.75m: 97sqm living area
- Upper floor: room height 2.50m: 93sqm living area + small balcony

additional double garage 42sqm

rough specifications:
- aluminum windows
- high-quality vinyl in all rooms except wet rooms, here 60x60cm tiles
- fireplace
- heat pump + solar
- walls with painted woodchip wallpaper

The first estimate from a local construction company (I would describe them as a "premium" developer) was 560k-600k for the house plus 80k additional costs (outdoor area, earthworks, all fees, etc...).

Is that market price or does the company charge accordingly for their very good reputation and high standard?

The price seems realistic to me, after all, that's 245 sqm of living space plus cellar rooms and a large garage. Additionally, aluminum windows, a fireplace, and a balcony. I don't think you can find it significantly cheaper anywhere.

What is the name of the construction company? Try asking around in the construction area for alternatives?! Surely someone will offer you something for 20 to 30k less. The question is whether they will plan, execute, and supervise it just as well.

The price might still be negotiable, but I can hardly imagine it going below 600k. Besides the size of the building, the hillside plot and the amenities really add up.

Hello,
I'll just join in here since we are also currently in the offer phase and building in your region.

So I find the price ridiculously high. We have planned:
Single-family house with flat roof
approx. 204 sqm living space fully basemented
40 sqm finished hobby room in the basement with underfloor heating without floor coverings/painting
Basement as a white tank
Kfw55
Wood-aluminum windows
Ground floor completely tiled
Upper floor laminate.
Reinforced concrete stairs completely tiled.
2 bathrooms plus shower/WC
Without air-water heat pump since district heating and without garage.
So basically completely move-in ready.

These are now the most important things I can think of.

approx. 410k fixed price plus 60-70k ancillary construction costs.
Garage would be extra on top.

Even if I now include an air-water heat pump and double prefabricated garage, I am still miles away from your offer.

Are the bathrooms gold-plated or how does such a price come about? Sure, you have a granny flat in the basement, but that can’t make 100k difference.

I’m wondering how my architect arrives at his estimate of €355k for 138sqm living space??? For us, the delta would only be... - No flat roof but pitched roof with 22 degrees - Plastic windows - Wooden stairs - Air-water heat pump and central ventilation system - Fireplace I think I need to talk to him. Maybe he is just too cautious. But I don’t want to take on €50k too much now either.
