Construction costs for a multi-family house with six residential units?

Hello, I am currently considering building a multi-family house with six residential units. Unfortunately, I have no idea at all what the costs, meaning the construction costs, would be. My question is directed at people who have either already realized such a multi-family house themselves or can at least provide a well-founded statement on what construction costs I should expect here. So the construction costs until the apartments are move-in ready. Of course, the land is not included. That is already available. So the multi-family house should be built according to current building standards but without any price-driving special features. Apartment sizes should be between 60 and 85 sqm. I am, of course, aware that one cannot say this down to the exact euro. I only want a rough direction. It would be great if someone here could give me a few tips. Best regards, Flo

Apartment building 6x85m2 x 1600-1800 euros construction costs depending on equipment + traffic routes + basement

About 1.1-1.3 million with no upper limit

+ land

In our neighborhood, something similar is being sold, the 80m2 is sold for 280k euros, the 140m2 apartment for 450k euros.

More like about 800k.
You can't really use the apartment prices as a comparison. Sometimes the individual apartments are sold at double the construction costs. After all, they want to make a decent profit.

I'm planning something similar Flo! Keep me posted. Although I'm from Austria. If I don't want to get involved (but I also want to build myself) I come to 1800 per m2 construction costs net.

Why would a virgin want to buy a wreck right away?

With this number of residential units, it is actually no longer customary nowadays a) to build only one standard and b) to have such narrowly ranged apartment sizes.

Such a thing is no longer a private project anyway because of the tax consequences; you need professionals all around (if it is to be successful).
