Construction costs for a 180 sqm single-family house

Hello everyone,

we are planning a two-story single-family house with a gable roof 13.6 x 10 m with 180 sqm living space and a usable basement (fully basemented) on 36.5 cm Ytong Energy Saving Ordinance 2014 with gas/solar underfloor heating and a double-flue chimney. A double garage (sectional door and door to the garden) with sandwich roof 6.5 x 9 m masonry which protrudes into the house with one half. Laundry chute, electric shutters, LCN control for ground floor lights and shutters, anhydrite screed, solid concrete platform staircase and many windows Weru (25 pieces). It would be great if you could give me a cost estimate. Thank you very much.

Hello and welcome to the HBF. That already sounds quite concrete with you (especially if the window manufacturer is already fixed). Do you already have an offer?

I can't really imagine the garage that extends into the house. Otherwise, prices are often discussed here in the forum: about 1800 euros per m² of living space, fireplace about 5 T€, normal double garage about 40 T€ (in your case probably rather 60 T€), basement depending on location between 50 and 100 T€, incidental construction costs 40 T€, painting + flooring in EL 20 T€, exterior facilities at least 10 T€...

What kind of windows are these? We have 16 windows and 2 double casement windows in the entire house, already a very large window area... or are you counting the individual sashes? I would estimate from 400 K€... excluding incidental construction costs and outdoor facilities.

How is that supposed to work? The thing is already huge from the outside dimensions, that will result in well over 200 sqm² living space inside...

Either a huge air space, or it means a 1.5-story construction. Based on the exterior dimensions, I would rather estimate the whole thing around 500,000€+, also because of the equipment.

we are still expecting the offer from our general contractor.

I am not counting the window sashes but the entire window opening. We are planning two full floors without sloping roofs, so of course there will be many windows on the upper floor (ground floor 10 pcs., upper floor 13 pcs., basement 1 pcs. hobby room and garage 1 pcs.) and light was very important to us. Who then cleans these windows is of course another matter!

Half of the double garage is integrated into the house, which means there is accordingly less living space on the ground floor. On the ground floor, we have about 81 sqm and on the upper floor about 102 sqm.
