Construction cost estimate - building plot available - financing OK?

Hello everyone,

So, I work abroad most of the year, currently my wife and daughter are always with me, but since our daughter has to start school in 3 years, we decided in 2012 to build a house, I already bought a plot of land last year. Since it is impossible for me to attend the house construction, after a long search I chose a provider to whom I will leave the complete construction including organization, it is a very well-known timber construction manufacturer from Germany (I do not want to name the company yet). My impression of them is that they build quite good houses and the gentleman responsible for Hesse was also very likeable to me.

In the summer I then concluded a planning contract with them, and the cooperation with the architect was also very good, the house was designed according to my wishes.

Roughly the data:

220 m² living area / usable area without basement
Half mansard roof to have no sloping walls on the upper floor
4 dormers
No balconies

The scope of the builder includes:
Complete completion including large bathroom with jacuzzi
Floor coverings, underfloor heating, geothermal energy
Extras are additionally listed in the offer
House should be ready to move in

Not included:
Kitchen

Now I have received the offer, the astonishing amount is: 466,678.00 € (offer attached), and I don’t even know if this is plus VAT.

What knocks me out is the part of the house construction itself, the extras aside, these amount to just 31,999 €.

If you look at the individual items except the extras, then I come to an amount of 434,679.00 €, 1,975 € per m², if you subtract the costs for the heat pump and the shaft, it is around 420k, and I don’t see anything particularly high quality in it, are timber houses that much more expensive???

What do you think about it??

Hello,

The amount must include VAT => this is customary in transactions between merchants and customers; regulation.

I only know one supplier of natural log houses who would justify this offer price; this is because the houses are first completely assembled in the factory, then disassembled, and ultimately rebuilt at the buyer’s location. I have seen the factory myself on site and was impressed by the craftsmanship shown. However, it is not everyone’s taste to look at wooden logs for a good 30 years and more; the sales price will probably keep sales manageable ;)

If you want an evaluation of your offer, you have to specify the supplier; there is no other way ;)
