Hello,
we plan to build with a Polish company.
This company has an office in Germany and is therefore insured here.
Can you give me a tip on where I can find a good construction contract without materials for the complete shell construction including roofing and interior walls. A fixed price has been agreed.
Installment payment according to building regulations as well.

I think this request doesn’t make sense, does it? Why do you need a construction contract if you’ve already negotiated a fixed price? It’s the construction company’s responsibility to draw up the contract. I don’t know if I would hand over my money to such a company.

The construction company cannot draft the contracts in German because they are from Poland. I am supposed to prepare everything. We can communicate with them in the Polish language. It is only about the contract. Certain securities must be agreed upon, such as warranty or payment after the work is completed. A fixed price agreement alone is not sufficient.

I don’t know if you realize the seriousness of the situation. You are currently in the process of drafting a construction contract yourself for a company that cannot read it. You want to spend a lot of money without legal security.

You cannot write a contract yourself. Companies hire a bunch of construction law lawyers for this topic. Maybe you can work like this in Poland, but in Germany you will end up being the fool. If they stop building, or do a sloppy job and you find out in 2 years that your house is rotting away or collapsing, you have no recourse....

But everyone is the architect of their own fortune, and everyone gets what they pay for...
