Construction company wants a signature before land acquisition?!

Hello, I am new here in the forum and I also do not have much to do with building, so I am reaching out to you. We want to purchase a plot of land, everything is almost okay so far. The plot is being bought from a private person, unfortunately through a real estate agent. At the beginning, it was said that a certain company would build the row houses, but this is not stated anywhere. (Evtl hat Maklerin ein Abkommen mit der Hausbaufirma?) Later we were told that we buy the plot and then the real estate agent would be out of the game. Now the said construction company is coming to us and telling us that before we buy the plot, we have to sign a preliminary contract with them that we will build with them. Is this legal? We only obtained one offer from this company so that we roughly know what it will cost and so that we can compare it with other construction companies. We want to build in 2 years anyway, so we don’t know what will happen in 2 years, maybe the company goes bankrupt or something happens to us etc.
Can someone tell me if this is normal? I would appreciate some feedback, as we are meeting with them today to find out what this is all about all of a sudden.

From my everyday work: when I option a plot, clarify all relevant questions regarding building law and possibly development, promote it at my own expense, I will definitely not make this plot available to the open market below the option, but also subsequently develop it; there is nothing objectionable or illegal about that.

If you really want to buy this plot, you will immediately have to accept the offer or wait until the option period ends; the question is whether the desired plot will still be available then. Since you only want to build in 2 years, and the provider surely wants to complete the construction measure quickly, the question of the sensibility of buying a plot at this point in time arises.

Hello, the property is also being sold by a private person and the property will not be developed until the end of next year, nowhere does it say that this company will build there. The property is offered by several interested parties, sometimes with a house on it, sometimes just the land. We have already seen 3 different companies on the internet presenting this property with a house as a project. Our real estate agent said that once we have signed with the notary, she has nothing more to do with it, she has sold her property, and we can do whatever we want. Therefore, I do not understand the company's plan, but we will probably find out today. Thanks again!

Then there is no binding option to which the owner would be committed. Therefore, do not speak with the real estate agent, but with the owner (private seller) and use the saving on the "broker commission" for whatever you want to do with it. Note: the broker commission is only due if a corresponding agreement has been made between the seller and the broker.

And please lend me your golden goose that you apparently have. ;-)

It seems like many want to make money from this deal. If you haven't signed anything with the broker, it's still okay.
It looks like the seller urgently wants to get rid of it and is aiming for the best possible price, letting himself be persuaded by everyone. Otherwise, there wouldn't be so many different agents involved.
So only speak with the owner personally and don’t sign anything with the other agents.
And urgently educate yourself about building, taxes, official land value maps, and development costs.

And the 50k € you save in the worst case, you can transfer to me afterwards.
