Hello,
we have been looking for a plot of land in Hamburg for a long time and have always had a developer on hand during this time. We came across this developer relatively early in our search at a prefabricated house park. Due to the size of the company and the comparatively low prices as well as our personal impression, we focused a bit on the developer and "only" the search for a suitable plot remained. Now it seems that we have found one. It is an undeveloped semi-detached house plot. That means one half already exists (from the 70s) and we plan to build a new extension on the other semi-detached half (with a cellar). The price for the plot is right, the location is great and it seems as if we will get the plot if we agree soon (of course there are many interested parties and it can be assumed that the plot will not be on the market for long). This morning we were with the seller of the construction company on the plot and initially everything looked good and he was also very enthusiastic. Then this afternoon we received a message from him saying that the construction could/would not be carried out as planned, because quote: "Possible settlement cracks could occur on the existing house, in the cellar area we do not know the slab thickness that was used." It should also be noted that the order situation for the said construction company this year was apparently so good that the target had already been reached and we have a bit the impression that therefore no more "complicated" projects are carried out (this was also hinted at in the statements).
Our questions now are: Does anyone have experience with an extension to a semi-detached house from the 70s? Does anyone know a developer in Hamburg (preferably solid construction) whom he/she can recommend and who also has reasonably fair prices?
