Construction according to the Energy Saving Ordinance - Sustainability loan possible?

Hello, I am in the construction planning of a semi-detached house in Berlin. The construction company is of course building according to the Energy Saving Ordinance, but cannot yet tell me where we will end up with the energy demand and whether I will be below 75 kWh/sqm. However, if I am below 75, I will get a favorable sustainability loan from the bank.

My question is, if the company builds according to the Energy Saving Ordinance, shouldn't I automatically end up below 75?

Here are a few details about the construction method:
- Solid construction with 36.5 cm Poroton T10 wall
- Type city villa with 2 full floors and an expanded attic as a studio. Without a basement
- Total area 145 sqm
- Triple-glazed floor-to-ceiling windows
- Gas condensing boiler with solar panels
