Comprehension question about construction costs

Hello everyone,

we are currently dealing with the topic of house construction, or rather (since we currently don’t have a plot in sight) with the rough costs. Time and again I read about the calculation of €2,000 x square meter. What is included in that, or rather, what is not included? As I see it, the following cost blocks still come on top of the house itself:
- Architect’s fee / general contractor
- Additional construction costs

- Kitchen
- Painting work / flooring (or would those be included above?)
- Possibly basement
- Extras such as fireplace, ventilation, KNX, etc.

Would the bathroom fixtures (excluding bathroom furniture) and underfloor heating be included in the 2,000 or would that also be extra? So I know how big the depression will be

You will now hear different versions. 2k is just a guideline. With us, the 2k is roughly about right. We end up slightly below and included are: bathroom fittings including bathroom furniture, underfloor heating, electric shutters or blinds, some smart home features, painting work (Q2 plaster sanded again, larger blemishes also filled, painter's fleece and paint by a specialist company), flooring work (110 sqm parquet at 63 EUR + installation costs), 60 sqm vinyl laid by ourselves, 70 sqm tiles including bathrooms, 2 walk-in showers, expensive canopy, glass railing for stairs and "gallery", KFW 55 in solid construction. We have no fireplace and no ventilation system. Overall, I think our price per sqm decreases due to the relatively large house (240 sqm). So I would say that for 2k there are already a few extras included but not the ultimate luxury fittings. But it will heavily depend on the construction location.

We are currently building and our house will cost approximately 325,000. It is difficult to break down the cost per square meter exactly, we have 130 sqm of living space plus about 30 sqm of attic, which will be almost finished (no plastering, painting, or flooring there), included in this is a masonry double garage 6×9 m and the materials for floors and wallpaper. Earthworks and drainage, as well as a ventilation system, air-water heat pump, underfloor heating, electric shutters and a photovoltaic system are also included in the price. Additionally, architect, structural engineering, utility connections, outdoor facilities, kitchen etc. will be added. I hope this helps you somewhat.

A major item you haven't listed yet is the outdoor facilities. These will of course be added as well, and costs can vary quite a bit. From 15k in self-performed work up to open-ended, everything is possible there.

With us, it's 130 sqm for a total of 400,000, so far, far from the often mentioned 2000/sqm here. It probably also depends a lot on the region.

Four years ago all in at €1,450/sqm. Catchment area Düsseldorf/Niederrhein. Lots of own work and the house can speak many languages
