Clause in the contract for work - is this common?

Hello,

what is to be made of this passage? Is it practically understandable or common practice, or does it open the door to additional claims despite an agreed fixed price?

§ 3 Requirements
Additional work or requirements regarding thermal insulation, soundproofing, as well as static calculations cannot be calculated in advance and must be reviewed upon receipt of the current documents.

A fixed price is agreed upon based on known facts. As long as no soil survey has been carried out, the structural engineer cannot work and therefore cannot calculate. The same applies to the thermal insulation verification; if the seller of the property stipulates a certain KfW standard, even the best experience can still leave gaps.

This paragraph is accordingly found in contracts for work and has nothing to do with the backdoor you are insinuating. You also wouldn’t want to pay for something you cannot calculate, would you?
