So hello first of all,

We have now been planning our house for some time and I urgently need honest, constructive opinions, since everyone in our private circle always tends to hold back criticism, which I find very unfortunate...

Just write what you think I’m really looking forward to it
Attached our plan, however we are still considering extending our house 1m to the back towards the terrace to give our living/dining area 0.5m more room and push the other 0.5m back, meaning the stairway etc. 0.5m towards the terrace to thus provide the upstairs bathroom and master bedroom 0.5m more space along the entire width…

What would you change why and how?

Does our proposed living concept work as it reads on the plan to someone with more professional knowledge?

Budget what should be included?

Garage too narrow. Just barely can the slim driver open the door. Buckling children in not possible. Better a carport then.

Draw in all the furniture to scale including movement space.

The entrance/hallway/WC area needs to be revised. Feels cramped due to the squeezed-in WC.

The upper floor is okay. Possibly swap the rooms and give the bedroom the north/west room.

I would consider a small additional room. There is a lack of a storage/ironing/gaming/I want my peace room, often called an office.
You watch football and your wife is on the phone, one has to go to the bedroom otherwise you bother each other.

I don't like the space for the kitchen. Square kitchen rooms are usually very difficult to furnish. I also find the space wasted, as there is additional empty space towards the dining table. Unfortunately, I can't think of a solution off the top of my head without completely overhauling the entire floor plan.

On the ground floor living/dining/cooking is yawning emptiness, a table and a couch.


this is an unfavorable kitchen layout for a multi-person household, you block drawers, trash, you have to walk a lot. Kitchens without corners are always the better alternative, max one corner.

the kitchen width is okay, but way too deep at almost 6m. I would plan a pantry horizontally at the bottom of the plan. The children's rooms are too large, a small room upstairs, office, ironing, simply separate TV watching. There is no privacy on the ground floor.

It’s not nice when you enter the living area and look at a wall.

You can omit the door from the garage to the utility room, because if you drive the car in there, you will block it directly.

Is the balcony or roof terrace really used, or is it, like many, a nice addition without use because people prefer to be in the garden?

Wardrobe small.

Personally, I would miss an additional room for office, hobbies, sports, ...

Will there be an attic crawl space?

Furnish the living room and kitchen properly with furniture.
