City villa 160 sqm with side entrance - can it get any better?

Hello dear forum,
we have been working on our floor plan for quite some time.
We are actually quite satisfied, still looking for optimization potential.
Do you have any alternatives? Please give us honest feedback for the next steps. Any criticism is welcome.
Here is the oriented site plan, followed by the elevations and floor plan...


Development plan/restrictions
Size of the plot: 671 sqm
Slope: no
Floor area ratio: 0.15 (House footprint max. 100.6 sqm)
Floor space index: 0.3
Building window, building line and boundary: see site plan
Number of parking spaces: 2 required (therefore double garage, minimum width/length parking space 2.4/5 m)
Number of storeys: 2
Roof shape: no flat roof
Max. buildable area including ancillary facilities: 150.9 sqm (floor area ratio 0.15 + 50%)

Requirements of the builders
Style, roof shape, building type: townhouse, because of storage possibility in the attic and maximum utilization of living space with the given plot size
Basement, storeys: no basement (no budget), 2 full floors due to development plan
Number of people, age: 2 adults, 2 children (10+6 years)
Office/guest room: family use, some office use, guest room with 5 overnight guests per year
Modern construction: yes
Open kitchen, cooking island: yes
Fireplace: no
Balcony, roof terrace: later, on garage roof
Garage, carport: double garage, more for tinkering than parking

House design
Planning by: myself, with Sweet Home
What do you like especially? Spacious ground floor, large children's rooms, large entrance area, visual axis entrance/kitchen
What do you not like? The long way from garage to entrance, therefore side door into the utility room, location of the garage on the west side
Price estimate according to architect/planner: 300,000 EUR
Personal price limit for the house, including equipment: 300,000 EUR
Preferred heating technology: air-water heat pump

Why did the design turn out as it is now?
The house will be placed on the rear part of the plot due to south orientation and the free view to the south. If the house were placed in front, there would be a north-facing garden/terrace and a view of the directly adjacent neighbor’s house to the north at the back. Thus, the entrance is given on the east side at the side. Unfortunately, the garage cannot be placed flush on the north side because there is no driveway (only a footpath/bike path). We don’t want a work/guest room on the ground floor.
We like the views from the street sides, that is the south side (garden side) and the east side (entrance side) – we like the window arrangement and the entire facade and house appearance here.

Where do you see problems? Where is there still optimization potential? What do you notice? Is the floor plan implementable as it is?
We rather wanted a straight concrete staircase, but in our opinion it cannot be reasonably depicted here.

The property is accessed from the southwest. And where does the postman or the schoolchild go? How do you get to the front door? Via the footpath?

Dimensions of the building window would be interesting.

Especially also because the garage is too narrow – even if it is only intended for tinkering: it should meet the required parking spaces. Also, the costs would be wasted if it is built about 50 cm too narrow so that it can be used adequately. Roof terrace is ruled out because of the boundary development. Not allowed.

How does it look with your house connections? With us, they are not allowed to be built over, not even by a garage.

Spontaneously, I see more of a narrow house here with a west garden and a very short driveway.

Otherwise, at first glance, apart from those mentioned, I don’t see any major faux pas: the door could rather be mirrored, double door to the living room...



It will rather be unpleasant when cooking/working.


Then the dirt is carried into the kitchen.

I see it like Yvonne. A little dimensioning of the property would be sensible and then the question, are there already plans for the neighboring property to the west?

Garage outside the building window possible? Would then place the garage in the upper right corner. The house entrance would then be within walking distance from both "streets".
