Changes to the conclusion of the work contract possible - work contract floor plan

I have a contract for work (WV) from a general contractor for a single-family house, but I am not yet 100% satisfied with the floor plan. The GC is politely urging the conclusion of the contract due to planning for 2014, with the note that the details (type of stairs (1/4 turn or 2/4 turn), exact window positions...) can still be changed after the contract is signed.

Is this common practice, or should everything already be fixed when signing the contract?

Moreover: the details of the change after contract conclusion are often correspondingly expensive, because: then the GÜ comes and says: yes sorry I have now planned for others with the floor plan that is stated in the contract, I’m happy to change that but it costs a lot because I have to plan anew...

Good evening,


We handle it with our customers like this – in almost every contract, something is still changed before the building application is submitted; we do not charge for this. However, from my years of professional experience, I know that it is not handled this way everywhere and that post-contractual changes to the designs are often charged.

Have a free redesign of the plans included in the work contract yet to be concluded – if you are sure you have found your building partner – and you should be on the safe side.

As much as possible should be documented in writing before signing the contract. For changes after signing, the GÜ can dictate their price to you.

Do you have the same GÜ? Otherwise, it doesn't help the OP that YOU didn't have to pay for changes ;)

In general, it makes sense that if you already have change requests beforehand, you should fix them in advance. Then the client has more security and the contractor can plan and calculate better. Unless the contractor factors in additional costs later ;)
