Hello everyone,

we have had a larger garden house (8x4m) in timber frame construction approved.

The foundation etc. is already completed.

My question now is whether we can now build the garden house in solid construction without any further ado?
The dimensions would not change.

Interesting question!

Why didn’t you apply right away for a monolithically built garden house if you obviously prefer to build that?

Our house was finally surveyed for the land registry two weeks ago.
Applied for was, among other things, a monolithically built garage, 6x9 m.
It turned out to be a carport with the same dimensions.
In addition, we then built a log cabin garage next to it.

The surveyor paused briefly and explained to us: only monolithically built buildings are surveyed. Wooden constructions are not surveyed.

I therefore associate: I don’t think you can switch to monolithic without a new building application.

Have you already looked into the Bavarian building code in this regard?

However, the Bavarian Building Code also states:

Outbuildings with a volume of up to 75 cubic meters may be constructed without permission, provided they do not contain a heating system, are located in a development plan area, or in an open area.

What does the development plan say?

Monolithic colloquially means stone upon stone. So: No.

Aren't you building right now? :eek:

That reads like a completely different shell construction, possibly also with different load assumptions for the foundation. For that, you also need a new structural analysis. And with that, a new building permit.
