Can a financing be split?

Hello,

I wanted to ask if it is possible to split a construction loan? That means, let's say we need a total of €300,000 for the plot of land with the house. But if we only need a loan for the plot of land for now, can it then be increased to €300,000 later? In other words, we currently do not want the full €300,000, but initially only for the plot of land.

Why don't you just take out 2 loans?

No matter how you twist it ("hoschschrauben" or take it later), if you take one earlier than the other, the first loan you took subtly destroys your creditworthiness.

If you even plan to get the second loan from another bank, you probably won’t find one, because that bank couldn’t be first in the land register.
Thus, the bank where you took the first loan has you in their hands. If you "raise" it, interest surcharges will probably apply. If you take the second loan from the same bank, they can play with you, since you are no longer in a position to negotiate sensibly.

That will be correspondingly expensive.
Or: finance the land first and when it’s paid off, the house.
Or: start everything at once. Land + house construction.

Or one completely reschedules the debt, it's just a calculation whether it is worthwhile.
