Buying land from the municipality? Experiences?

Hello,

does anyone have experience with how exactly it works? Are the prices cheaper than private seller prices? Do you have to start building immediately after purchase or can you wait 1-2 years first?

Usually significantly cheaper. Usually hard to get, as there are more applicants than building plots. Usually building obligation, but of course there is still time to plan a house, so not "immediately." Only your municipality can give you details.

We bought without any problems and at that time families were even given preference and there were subsidies amounting to 5000 euro per child.

I believe there was a construction obligation of 3 years but we wanted to build anyway.

If I, as a municipality, designate land for development and market it myself, which costs me effort and money, instead of conveniently handing it over to an investor who then parcels it out and makes the zoning plan for me, etc., I do this to pursue structural policy. Thus, I do not sell to just anyone. Rather, let's say I prefer to keep children of local citizens in the area, to save my school, to attract a certain target group, etc. The interested party simply has to fit the pattern.

Municipality costs half, but you normally get nothing.

We bought from the municipality in January - it was absolutely trouble-free. We filled out the application and after the deadline expired, we received an envelope with all documents and instructions. The notary appointment took less than half an hour.
By purchasing, we committed to build a residential building on the plot within 3 years. Formally, it was pointed out that if this condition is not met, the purchase of the plot can be reversed at our expense. However, we are sure to meet the 3-year deadline (and I also believe that in reality, a delay of a few months would hardly matter).
I cannot compare it with private building land, since such land practically never comes on the market here, but it is hard to imagine that a profit-oriented seller would accept less than the municipality, which primarily focuses on population growth.
