Buy land or receive it as a gift??

Hello everyone,

I am planning to build a house. The required plot of land belongs to my grandma, who wants to gift it to me. Now my question: Does it make sense to buy the plot on paper for a value X in order to possibly receive some financial benefits in the form of subsidies or similar? Or does one just end up with the real estate transfer tax and that's it?

I can't say anything about taxes etc., but here is another point: When people get older, unfortunately, you have to take into account that they might eventually no longer be able to take care of themselves. And if, for example, placement in a nursing home becomes necessary, and grandma doesn't receive much pension or doesn't have other assets that cover the costs for the home and care, then such gifts are examined. If the gift was made less than 10 years ago, it may be declared invalid. Our notary explained this to us and then advised us to "buy the property pro forma from grandma."
