Bungalow120 Build

Hello,
I'll keep it short:
We plan to build a house (in Bavaria) that we would like to present here in the forum.
I try to create the best possible basis for myself by reading and talking to builders (which is very difficult for me as a beginner with such an extensive topic).
Well,... so that I do not "resemble a foolish man who builds his house on sand,"
as it says beautifully in the Bible, I would like to ask you for advice, help, and tips.
I really appreciate your experiences, because what I have learned from building magazines and house sellers in show home parks is of course not enough.

Description of person:

My wife (23) / housewife.
Me (25) / technical draftsman – mechanical engineering.
No children yet, but 1-2 planned.

Basic idea

Plot
>About 1200m²

Current status:

NOTHING has been signed for the house YET,
NO loan has been taken out YET,
The intended plot has NOT been purchased YET.

I would implement the house with a "planner" I know (who will do the submission plan, tendering, cost estimation, construction management, etc.)

Do you already have a plot of land? You write about approx. 1200 sqm – is that already your plot? Is there a development plan or regulations in the open space plan for the plot? Within the town or outside? Sloping location or flat? Conditions from the municipality? Have you thought about financing? You are already planning your house in great detail – have all other aspects been dealt with? If not, I would address those first before you start the detailed planning of the house,...

Hello "Wastl"
This is about a building area in a small village that has been undeveloped for a long time.
There is a development plan. Floor area ratio, plot ratio, etc. I would have to look up (I’m not at home right now).
Permitted is: gable roof in a certain direction... with I believe 38-45°...
Our project will then proceed under a special permit...
The planner I’m working with believes that due to this limitation, the building area is very uninteresting for most.
The plot we have targeted there is significantly larger, although the municipality has already confirmed that we could reduce it...
Planned are 1000 - 1200 sqm
So, we do NOT yet own the plot.
Oh yes,.. yes, slope location (if you can call this slope that).... I don’t have it exactly in my head but I think 6%...
I know that this is not optimal for a bungalow.

Yes, I have thought about financing:
It also depends on the overall result from my planner. (But that would be another thread, I think)
