Bungalow with extended attic - estimation of construction costs

Dear forum community!

First of all, I really find this platform great, I have already gotten many good tips here.

Now we are facing a small problem, actually it was planned to build only a single-family house. We already have a plot of land in sight. Now my mother would like to join the building project.

Our single-family house as we would like it costs about €240,000 without land and additional costs. Our plan was initially simply to build one floor higher, but according to the development plan, a two-story building is allowed, however, the eaves height is 4m, calculated at the street. If I think logically now, we don’t quite reach that. With 2 floors and a living area under the roof of about 65 sqm.

Our next plan was to build a bungalow with an extended attic. However, it seems that this would far exceed our budget. Maybe someone could give an assessment whether we might manage with an L-shaped bungalow or if someone has another idea.

Key data of the bungalow:

130 sqm living space downstairs, about 65 sqm upstairs.
Underfloor heating completely
Electric shutters
5 kWp photovoltaic
Air-to-water heat pump
Fireplace connection
KFW 55
Central ventilation system

The budget would be about €320,000 for the house. The development plan is attached, respectively the important parts. If someone still sees another alternative, I would be very grateful for suggestions. The building type is NDS.

I think it will be a tight squeeze. You have to keep in mind that it’s not just 65m² of living space by which the house is being enlarged, but also a certain (double) "infrastructure" is supposed to be included. The mother certainly wants to have her own kitchen, bathroom, etc.

What I still don’t understand is why an L-shaped building should be cheaper than a converted attic?!

That depends on the size of the single-family house; with allowed roof pitch up to 45° and knee wall about 1.00 m in rough construction dimensions, very nice rooms often arise in the attic. However, I am sure that your 130 sqm refer to the ground floor + upper floor, so 75% of the upper floor area for the attic will be far from 65 sqm.

By the way – how did you come up with the idea of making the older generation climb stairs?


What you are requesting here is not a bungalow but a classic single-family house; a bungalow has _only_ 1 floor, namely the ground floor. An existing attic serves exclusively for storage purposes.

Second misconception – if you want to achieve about 130 sqm floor area downstairs (ground floor), the attic will have far more than 65 sqm. What do you want to do with the rest?

The single-family house with 130 sqm on BP about €273,000 (incl. underfloor heating, air-water heat pump)
Electric shutters about €280.00/window
Photovoltaics 4.77 kWp (without storage) about €7,300
Fireplace flue: €3,500
Controlled living room ventilation with heat recovery: €9,000
KFW 55 about €15,000 (I can only roughly estimate)
Additional building costs: €30,000
Reserve extra: €10,000
Painting/floor covering work in EL: about €20,000
Outdoor facilities in EL: €10,000 (only the essentials)

All in estimated: €377,800 – without electric shutters; I don’t know how many windows are planned.

Thanks for your answer, Phith. The infrastructure for my mother would not be included. We have listed that separately. It would only be about the house itself.

I didn’t want to say that the L shape is cheaper, but that it is an option for me.

Oh, excuse my ignorance. I didn’t know that would make it a detached house.

The rest of the sqm upstairs would then benefit my mother. According to her statement, she needs at least 65 sqm. Here I probably expressed myself unclearly again.

Hmm, I think that might be a bit tight.
