Building permit costs Berlin - Demolition + New construction?

Hello everyone,

I was told that I can apply for the demolition and the new construction together. Or only for the demolition of the existing building separately, and later for the new construction also separately.
The joint application would be cheaper, but no one could tell me by how much. I am ready for the demolition but am still comparing construction companies.

Does anyone know how much price difference we are talking about? Is it 100€, 1000€, 3000€ per application?

My wife went to the building authority to ask questions, and it turned out that the old development was not recorded, so it was not present, but we had the old building permit with us. The employee then said, no illegal construction since the permit exists, no costs from the authority since it is not recorded (in Berlin). Go to the consultation hour or make a call or send an email because of Corona and don’t be surprised by anything.

I had also heard beforehand that you get a demolition permit at the same time as the building permit, but this turned out to be a misconception in hindsight. This might be the case in Brandenburg, but definitely not in Berlin. Because in order to demolish residential space, you have to apply for a change of use permit. In Berlin, residential space cannot simply be demolished. Also check beforehand whether the property even counts as residential space. In Berlin, residential space must be at least 2.50m high. If it is lower, you can demolish it like that. I had a confirmation issued for this, a "Negativattest". Cost: 150 EUR. It would probably work without it anyway, but in case of doubt someone shouts Zweckentfremdung! and if you then have a Negativattest there is no construction stop but it just continues....

May I ask you something about that? We are now also facing our demolition and since we are practically neighbors (we are building in Kaulsdorf Süd), can you tell me how I have to proceed to get this Negativattest? Thank you.

Hi, an informal letter to the housing office was enough for me. I just attached the photos of the ceilings being too low. So you only get a negative certificate if it is not a protected living space or none at all. You have to somehow prove that.

Hi, thanks. The ceilings in our place are also under 1.50 m, there are only 60 sqm of living space and moisture rises, so hopefully it will work out that way.
