Building permit costs Berlin - Demolition + New construction?

I was told that I can apply for the demolition and the new construction together. Or only for the demolition of the existing building separately, and later for the new construction also separately.
The joint application would be cheaper, but no one could tell me by how much. I am ready for the demolition but am still comparing construction companies.

Does anyone know how much price difference we are talking about? Is it 100€, 1000€, 3000€ per application?

My wife went to the building authority to ask questions, and it turned out that the old development was not recorded, so it was not present, but we had the old building permit with us. The employee then said, no illegal construction since the permit exists, no costs from the authority since it is not recorded (in Berlin). It would probably work without it anyway, but in case of doubt someone shouts Zweckentfremdung! and if you then have a Negativattest there is no construction stop but it just continues....

Hi, an informal letter to the housing office was enough for me. I just attached the photos of the ceilings being too low. So you only get a negative certificate if it is not a protected living space or none at all. You have to somehow prove that.

Hi, thanks. The ceilings in our place are also under 1.50 m, there are only 60 sqm of living space and moisture rises, so hopefully it will work out that way.
