Building near Hanover. Experiences with property developers / prefabricated construction companies?

Hello,

we have now decided to build. A little outside of Hanover.
Now it is time for us to compare who offers us what for how much money.....
Not so easy.

So our plan:
Single-family house (approx. 140 sqm living space) with dormer, garage, underfloor heating, fireplace (chimney), and terrace.

Maybe someone here can share their experiences with developers or prefabricated house companies.
We have already obtained an offer from IBG-Bau and ProHaus (was way too expensive).
But we also want to check out Heinz-Von-Heiden, Bö Steinhaus, Massa Haus, Fischer-Bau.
It would be great if I could get a few valuable tips here. Also gladly as a private message.
