Hello to the smart home-building community,

I want to build in the Bergisches Land area; I have already reserved a plot for a semi-detached house. I would like a solid house and have received a good offer from Town & Country in Remscheid – just under 175,000 euros for a turnkey 115 sqm house including electric shutters. And the lady I am in contact with seems very competent and likeable to me.

BUT: When I read the reviews online, I become uncertain again. Town & Country does not exactly have a good reputation. However, I did not like other companies that are similarly priced. An initial estimate from a local construction company was 230,000 euros, almost one-third more than Town & Country. Oof!

Has anyone of you already had experience with Town & Country in Remscheid or knows a solid alternative that lies between Town & Country and the local provider?

Thanks in advance for your help!

You get three guesses why they are apparently 55k€ cheaper. A tip... it’s not due to cost-efficient processes, better purchasing prices, or other synergy effects.

My advice: Just base your further planning on the price of the local general contractor.

Dear contributor,

I wanted to check if you have made any progress and found a suitable company? We are in the early stages of our planning and also wanted to first request an offer from Town & Country

That can't really be said. It is individual franchisees who ultimately build the houses. Sure, if you don't want to build with aerated concrete or want a unique house also externally (shape etc.), you shouldn't go to Town & Country. It may also be true that the Town & Country standard is not exactly great, but you don't have to accept it. Of course, it then doesn't stay at the "catalog price," but nobody seriously dealing with the topic of home building should really have that illusion anymore. Therefore, I wouldn't see any fundamental reason to be against Town & Country, unless the local franchisee has a bad reputation.
