Build over an infiltration trench?

Hello,

we are planning to buy an end terraced house that is currently under construction. However, we are now very uncertain because the outdoor area planning provides that almost the entire garden is to be designed as an infiltration area (see attachment).

We are trying to push for changes, just like other owners, but if nothing changes regarding the drainage design, I would like to know the following:

Are infiltration basins allowed to be built over or covered?

With this, I hope not to completely lose the area and possibly be able to set up a swing or something similar on it.

Under whatever kind of cover, there would then be 15 cm of air up to the bottom of the basin. That is definitely adventurous and not desirable, but I would like to know if it is even permitted.

I only know basins as open, probably because they are usually only laid out on unused areas. In our case, however, the requirements for drinking water protection (protection area) and the necessary space requirements obviously collide with the spatial conditions on site. Great planning, then.

So, does anyone know whether a basin can be built over or is allowed? What needs to be considered, if anything?

Rather not, and minimum distances must also be observed ... but whether a swing counts as a covering ...

Every federal state, every municipality, and thus every responsible environmental authority has different regulations. Contact the "Senatsverwaltung für Stadtentwicklung und Umwelt." That's what they're there for and they can specifically answer your questions. You could have found this out yourself with just a few clicks, by the way...

In our community: Surface water must infiltrate on the property itself - for this, a soakaway shaft can also be built, which can itself be built over. Accordingly: The basin would be unnecessary for us.
