Hello,
we have the desire to build a home and have finally been offered a plot of land that is actually suitable for us.
We were made aware of the plot by a general contractor and have already invested several hours in planning and implementing ideas. So far, everything has gone very positively, the chemistry is right, and the GC understands what we want! However, we have not yet received a fixed-price offer from the GC. We are buying the land from a private seller.
The GC worked until a few years ago as an employee at Kern-Haus and has now decided, in cooperation with Kern-Haus (shell construction), to manage turnkey projects himself. We would very much like to have the shell built by Kern-Haus. Now my question is: what are the advantages of a GC over a general contractor (GU)? We could also build directly with Kern-Haus and "save" the money for the GC.
We have an appointment with Kern-Haus next week, and for comparison, I would like to get an offer from Kern-Haus.
The decision whether GC or GU certainly does not depend only on the price. Security is also important to me. I can imagine that building with a small one-person company is significantly riskier than with a medium-sized company. I also cannot assess what disadvantages arise if sufficient competence is not available.
We are also considering hiring an independent building consultant from the Bauherren-Schutzbund eV as a safeguard. However, that would also mean additional costs.
To what extent a freelance architect would be an option I still have to clarify.
What are your opinions on this situation?
