Build a flat roof bungalow - Convert an outbuilding into a garage

Hello everyone,

I just registered here and need to ask for your help right away. Hopefully, you'll welcome me warmly!

Out of gratitude towards my parents, I would like to move to the countryside to them soon; more precisely to their "garden" - to care for them and be there for them long-term. As is common in the countryside, we have quite a bit of land there. Next to the main house is an outbuilding estimated to be about 80m2, where, for example, the kitchen, garage, etc. are located. We would convert the outbuilding into a double garage, allowing direct access to my future house, which would be located behind this outbuilding; far away from the street and practically hidden.

Now, what it's about: behind this outbuilding I would like to build a flat-roof bungalow of about 100m2. It should look modern and stylish from the outside, but I actually believe that with a sense of design you can achieve that without expensive luxury materials - correct me if I’m wrong. I’d like the bungalow to be plastered white, with a few copper elements in the walls here and there, and floor-to-ceiling windows everywhere. Inside, parquet in the living room, hallway, and study, and large dark tiles in the rest of the house - preferably underfloor heating everywhere; that will probably be expensive - and ideally a fireplace.

I don’t need a basement, and one bathroom is enough for me.

I would now be interested in what costs I can roughly expect - as mentioned, the land is already available. If you have any questions to estimate the price more accurately, feel free to ask! I’m young and haven’t been dealing with this topic for long.

Also, a question about the flat roof: how is it actually ensured that rainwater, for example, drains away? Due to the lack of roof slope, it’s not really “forced” into gutters, so to speak. I hope the question is understandable (and not too silly).

Have the development plan (Bebauungsplan) given to you or look it up online to even know IF and, if so, WHAT you are allowed to build. It may be that you are not allowed to build on the rest of the property or that the floor area ratio prohibits it. Then it may be that a bungalow is not allowed. White exterior plaster is not permitted everywhere either.

I don't think you have ever thought about that

thank you very much for your willingness to help me. According to my knowledge and that of my mother (owner of the property), none of the problems you mentioned exist here. Otherwise, I can build on one of the other plots, so a solution should be found in case of doubt.

I am not looking for an exact price, I just want to know whether it is roughly in the range of 100-150 thousand EUR, 150-200, or above. I would greatly appreciate any kind of assessment.

A 100sqm bungalow is available from 120,000 in a special offer. with a few extras (some of which are really absolutely necessary) you’re at 140k. plus another 30-40,000 for additional costs and you’re at ~180,000€ without land. before you get wiser about it, you should really know exactly whether you’re even allowed to build there. my father has over 20ha (200,000sqm) of land, but I’m not allowed to put a house on any of it...

White plaster is poorly executed, often rusty red, tree green, or rotten black. Think about that, and if so, make sure you don’t screw on a rusty lantern, plant a fir tree next to the house, or run the extractor hood directly along the wall.
I would also estimate the costs from moe similarly. €1400-1500 per m² – depending on the area, possibly somewhat cheaper if you know craftsmen.
Flat roofs are not flat – they also have a slope so that the water can/must drain off.
