Hi forum, hope I'm writing in the right section.

Today we have an appointment to inspect the broom-clean cleared house for our single-family home (existing property), to then give the bank the release for payment.

What should I pay attention to, is there maybe a checklist? The only thing a colleague told me is to write down the meter readings and have them acknowledged.

If no proper acceptance of the individual trades was carried out beforehand, i.e. during the BV, you won’t be able to do much more than follow the colleague’s recommendation and check obvious things, such as inspecting the window glass for scratches.

Are you carrying out the acceptance alone or is an external expert accompanying you? Unlike a layperson, he will also discover one or the other defect in the finished state. For example, he checks the windows by tapping at the spots where laminated safety glass (VSG) was installed.

No, I am going alone. But I had a friend (architect) with me at the viewing appointment who already looked at quite a few things.
It’s not an acceptance, but rather a handover; we bought the house, built in 2003, and the seller has now moved out.

Sorry – I missed that it’s an existing property.

It’s all too late anyway, because it’s already been purchased. Only hidden or fraudulently concealed defects can still be complained about now; otherwise, the notarial contract applies and indeed the recording of all meter readings.
