BHW follow-up financing
I have been reading here with interest for a while and now I also have a question.

BHW home financing 2 contracts running out 03.2017.

House value: 200,000 €

Offer BHW (annuity loan) duration 10 years

1. 71,500,-
2. 71,400,-

Interest rate: 2.40%
Effective: 2.44%
Repayment rate: 3.90%
Installment each 375.38,-
Remaining debt after 10 years each 40,000 €

Prepayments 1500-3575 € if the prepayment right is not exercised in one year, the right for the corresponding year expires.
According to the case handler, there is no term of 15 years at BHW
Can someone confirm this?
Is the interest rate okay or should we wait longer?

I cannot confirm anything, but the interest rate feels clearly too high to me.

Please ask for counteroffers from other providers (especially banks, insurance companies, brokers). I am thinking of classic annuity loans.

Even with forward premiums until 03.2017 and terms of 15 or even 20 years, they should be cheaper.

So the offer also seems too high to me... I would also have a counteroffer made through common brokers. Good luck!

Hello,

I have calculated your data: outstanding debt 143, value of the house 200 with a 10-year fixed interest period, repayment at 2/17 I get an interest rate around 1.5%!

That is almost 1% less which can be very well used for repayment!

You should break away from building society contracts and the like. Also from the idea that refinancing is complex.

It is not! The inquiry and later the refinancing is relatively stress-free!
