Basement: saving light wells / ventilation of the rooms?

Good morning everyone,
my name is Bernd and this summer we are starting the construction of a basement single-family house (timber frame construction). We have just received our soil survey and unfortunately need a "white tank" (stagnant and pressing seepage water, poor permeability of the soil).

The consequence is that we have to separately drain the water accumulating in the light wells through a lifting system.

The basement is divided into a hallway and four more or less equally sized rooms (approx. 22 m2 per room).

Now to my question:
Our basement is somewhat exposed on the left side, so we plan to have two of the four rooms with windows and thus without light wells (drainage of the light wells still necessary). Due to construction reasons, these will be the heating/utility room as well as a hobby room. The other two rooms will be storage, and maybe a workshop someday.

Now, due to the "white tank" issue, I would like to forgo the originally planned light wells in the workshop and storage rooms (the two light wells would hardly bring any light anyway, as they face north and are partly additionally covered by the carport).

Now the question about ventilation: Is it common to have rooms without ventilation options? We do have a ventilation system in the house, but from what I have read in some posts here, it makes no sense to include the basement rooms (due to temperature differences). The basement is insulated with 100mm, but generally is not meant to be heated.

I am grateful for any opinions.

Hi,
we also have a white bathtub and have likewise saved the cellar windows in two basements and instead connected the rooms to the controlled residential ventilation system. One room is the utility room, which is warm anyway, and the other is a large storage room. It does have a heater set to 21 degrees, but whenever I look at the valve, it’s closed. So it’s hardly heated at all.
A cellar doesn’t really get cold anymore even without heating.
Regarding your question: I would definitely connect them to the controlled residential ventilation system; without windows you will otherwise have problems in the basements. Whether you should also heat them is another question. I would always do it, God knows what you might want to put in there one day. And 18 °C is okay for storage, but not for using it as an office/hobby room or craft workshop, for example.
There doesn’t have to be underfloor heating; you can get quite far with oversized radiators that you simply connect to the normal heating circuit. This is not a design according to standards and won’t make the room really cozy warm, but it should be enough to raise it from 18 to 21 degrees.

I see it that way too. Simply include it in the controlled residential ventilation and then it fits.

We have also connected our basement rooms to the controlled residential ventilation system. The ventilation can be reduced to a minimum, but in my opinion a small air movement/exchange is definitely necessary with the airtight building envelopes. Otherwise, the storage room will quickly become a mold room...
