Bank offer is available - negotiate interest conditions

Hello,

I need your help. I have the following offer from a local bank:

Property value: 300,000 EUR
Loan: 260,000 EUR
Equity: 40,000 EUR
Fixed interest period: 15 years
Interest rate: 1.68%
Installment: 910 EUR/month

Some comparison calculators with the above data show interest rates from 1.54%. I would be interested to know, on the one hand, whether the above offer is quite good and, on the other hand, whether bank advisors want to see competing offers as proof? Or is it enough if I just tell them that I have a cheaper offer (even though that is not really the case or an online calculator spits out this interest rate). I would appreciate receiving information from you or hearing about your experiences. Thank you!

Try it out - Ask! I wouldn't be surprised if banks generally vaguely know each other's offers

What prevents you from actually requesting the offer from the interest calculator? Then you can see whether it is a bait offer or realistic.

Because how do you know if the loan value (not market value) is actually at 300TEUR?

I only say that being stingy is cool. Surely everyone wants to get the best possible for themselves, but when it comes to less than 2/10, I would rather go to the bank I trust than to an online bank.

I would request an offer through a large intermediary (Interhyp etc pp)

Then you have a rate offer in your hand. An interest rate from 1.54% does not mean that after providing all your data, 1.54% will be stated on the offer ;) The more information, the more concrete
