Bank asset valuation: low assessment

Hello, yesterday the financing commitment from the L-Bank arrived. In the 200 pages, the property appraisal of our new apartment was mentioned. The bank valued it €100,000 lower. Does that somehow have disadvantages for us? An extract from the land register is not yet available, but I doubt that is the reason. The apartment is still under construction. Maybe I am unnecessarily worried now.

No, except that you have to worry that you bought it overpriced.

If it costs €2 million, I find the deviation too low. If it costs T€300, then clearly too much. Then please also distinguish between [Beleihungswert] and [Marktwert]. Which one is the bank referring to?

We are paying € 380k and € 280k is the property valuation.

Mortgage lending value or market value? In any case, a) the purchase price is way too high or b) the bank is stupid. I suspect the latter.

Estimated value of this property "as mentioned". It is currently the cheapest new build property here in our area..
