Hello everyone. We have received our best price offer for our house this week. The house is about 150sqm. The standard should be approximately KfW 55

What do you think of the offer?
Where is there potential for savings?
Which points are not so good?
What needs to be especially considered?
Where can additional costs still arise?

What struck me when reading through for the first time,

- Civil engineering works are completely missing (drainage, excavation, transport, landfill)
- You probably have to accept costs for construction electricity/water and surveying. I’m not paying anything. For me, it all falls under site setup for €1500. Of course, I have to pay for water/electricity. Was the toilet included?
- Ceiling for central ventilation, if desired, should be 22 cm
- You will pay a surcharge for tiles everywhere. Both for the tiles and for the installation.
- I only know lime cement plaster in the bathrooms. It should rather be lime gypsum plaster. Have you ever seen an unpapered wall? That’s what it will look like with lime cement plaster.
- Nothing can be said about electrical/windows/doors/heating. It can be junk or brand name.
- Where is the soil investigation and ground analysis?
- Otherwise, all prices are a bit higher than with my individual trade contracts.

EDIT: Don’t take the scaffolding issue lightly. You need it once for the shell construction + roof and for the clinker. Depending on duration, that easily starts at €3.5k upwards.

What about drainage? Are you doing that?

The offer is opaque because extremely much is missing. This is not a general contractor [GU], is it?

It is planned that we take care of the ground before construction begins. That means pushing the soil away and refilling it with topsoil. Drainage has not yet been discussed. We can dispose of the remaining soil ourselves. Here, every second person is a farmer.

We organize the scaffolding through a friend. He is a scaffold builder. Hence the self-performed work.

Soil report and examination are not yet included, as the property will only be purchased next month.



The offer is from a general contractor in our area. (Flat country). What is missing, among other things?

Where do you still see possible self-performed work?

We have a very similar structure for the foundation slab and shell construction as you. Also 17.5 cm and 11.5 cm aerated concrete masonry (but also inside, no calcium silicate bricks, although maybe we should have done it that way too - sound insulation?) and 18 cm instead of 16 cm insulation. Prices with you are usually 5% - 10% higher than with us, even though our dimensions are 10.49 x 11.99.

But that is certainly also due to the region. We are here in the north in a rather structurally weak district.

The clinker price will probably be somewhat higher (we initially only considered €600 / 1,000 pcs in the first offer, but ended up at 685 / 1,000 and this is normal NF format without further special features), but the labor is the real price driver anyway.

When did you all build? A price increase of about 6 percent per year is apparently also "the norm," as I have heard? With other general contractors, we have been between 250 and 234k so far.
