Hello forum, since we are close to finalizing the financing, I would like to ask for opinions on the conditions: manufacturing costs house: approx. 360,000€ (including excavation work, outdoor facilities, painting work) land costs 38,000€ (already paid in cash) other equity cash: 48,000€ financing amount 350,000€ thereof: 100,000€ KFW 153 energy-efficient building (20 years fixed interest, nominal interest rate 1.5%) 50,000€ KfW 124 home ownership program (10 years fixed interest, nominal interest rate 1.15%) 200,000€ bank loan (20 years fixed interest, nominal interest rate 1.58%) monthly installment: KfW 153: 355€ KfW 124: 199€ bank: 620€ total: 1,174€ thank you very much

small question is it a full repayment? Or how does it continue afterwards?

Why KfW124? Normal bank conditions are certainly not worse.

KfW153 is for 30 years, bank loans also with 2% repayment?

no, there is no full repayment. After the fixed interest period, there is a follow-up financing, or after 10 years with the special termination right. To cover the entire period, you would have to work with a home savings contract. after 10 years my KfW124 has a remaining debt of €32,800 with the bank loan and KfW 153 a remaining debt of €104,500 and €26,000 respectively. All without special repayments, which we will make and the installment is also designed accordingly. the KfW124 has an interest rate of 1.15%. According to the advisor, it would be more expensive with a bank loan, but the concrete offer is supposed to come today

May I ask why the wish for 20 years? I also wanted it at the beginning, then our advisor showed what it means, or rather what has to happen for you to get into real trouble at 15 years. So we ended up at 15 years with a low interest rate and relatively high repayment.

Calculate the 124 out and instead expand the 20J batch. Because as you say, after 10 years more than 30k remain, for which some kind of plan is needed.
