Hello,

after many viewings, an apartment has caught my eye that could be the one. Unfortunately, I do not have the background knowledge and possibilities through acquaintances, etc. to get reliable opinions about it. Maybe you still have one or two tips.

About the apartment:
Built in 2002
4 rooms, 115 sqm on the 1st floor of a 3-unit house.
Includes a 15 sqm brick double garage with electric door, of which one parking space belongs to the apartment + an outdoor parking space in front.
About 40 sqm garden plot as private property.
Large basement of about 30 sqm.

Condition: brick house in generally good and well-maintained condition. 105 kWh according to the energy certificate.
No radiators but only underfloor heating.
Brand new large kitchen included. Everything is tiled except the 3 bedrooms.
Guest WC, external blinds.
3-4 walls to paint and move in. Otherwise, nothing needs to be done.

It was lived in by the builders for 13 years and then sold to the current owner. He is now selling after 4 years because of a house.
There is no administration and no reserves, etc., which I would see as the only downside.
The 3 parties handle this themselves.

Location is good. Municipality with train station, school, etc., about 50 km from Hanover.
Land reference values are around €74 per sqm, rental prices around €6 per sqm.

My first gut feeling told me about €170-175k.
Now it is at €182k.

What do the professionals say about something like this?
What should be paid attention to?

If you like the apartment, then buy it. I wouldn't haggle over peanuts there, where the apartment is already cheap anyway. Or is it a place where the buyers set the prices, i.e. lying at the [Allerwertesten der Welt]...

Wow that is cheap...for that money you can get 1-2 rooms with 60-70 sqm here. No administration also has advantages, that means everyone gets along and you can possibly push through renovations quickly.
