Assessment EFH2017: Condition, Equipment, Price

Hello everyone,

we are currently considering a property and I have already been able to read so much useful information in this forum, so I would appreciate an assessment from you. Unfortunately, I lack the technical expertise, an appointment with an expert is already planned, but I would appreciate tips in advance. I am mainly interested in an assessment of the building fabric/built-in technology and an estimate of the construction cost in order to better evaluate the asking price. Where might one still follow up? What could be a weak point? How "expensive" is the property?

I will simply start right away with all the data about the property:

Location: Lower Saxony, suburban village of a smaller Hanseatic city
Plot: 800m2. Good orientation and location: S/W with an open view over fields towards the west. The original purchase price is known: 90€/sqm=72000€
Living area: 170m2
Completion: 2017
Basement: No
Attic: currently only a pitched attic/useable area, unfinished (only the intermediate ceiling to the upper floor), but convertible

Energy: KFW 55 standard, condensing gas boiler Vaillant, solar thermal for domestic hot water preparation (300l storage tank), central ventilation system Vaillant RecoVair 260/4 with heat recovery, underfloor heating in all rooms

Facade: double-shell masonry overall 45cm. Brick facing facade, core insulation 14.5cm, inner shell 17.5cm aerated concrete

Garden: fully landscaped with groundwater pump and wooden terrace
Parking: carport with attached tool shed

Other equipment: high ceilings on both floors; colored roller shutters on both floors - centrally controlled; oak parquet; Häcker kitchen with high-quality electrical appliances; masonry heater with heat storage, LAN in all rooms, built-in spotlights

The official reason for sale is financing. Zoning plan, contaminated sites, easements etc. show no negatives. I hope I have not forgotten anything important. I will attach the floor plans.

Find out if you can be involved in road renovation and if such a project is planned. Unlikely but nasty. Say a few words to the neighbors. Good neighbors contribute to quality of life. Narrow-minded troublemakers do the opposite. Ask what was previously at this place - a beloved orchard of the residents? This can already cause trouble to be projected onto the inhabitants. Regarding the house itself, I cannot say anything from a distance that could go beyond the knowledge of an expert on site.
