Hello everyone,
we are currently considering a property and I have already been able to read so much useful information in this forum, so I would appreciate an assessment from you. Unfortunately, I lack the technical expertise, an appointment with an expert is already planned, but I would appreciate tips in advance. I am mainly interested in an assessment of the building fabric/built-in technology and an estimate of the construction cost in order to better evaluate the asking price. Where might one still follow up? What could be a weak point? How "expensive" is the property?
I will simply start right away with all the data about the property:
Location: Lower Saxony, suburban village of a smaller Hanseatic city
Plot: 800m2. Good orientation and location: S/W with an open view over fields towards the west. The original purchase price is known: 90€/sqm=72000€
Living area: 170m2
Completion: 2017
Basement: No
Attic: currently only a pitched attic/useable area, unfinished (only the intermediate ceiling to the upper floor), but convertible
Energy: KFW 55 standard, condensing gas boiler Vaillant, solar thermal for domestic hot water preparation (300l storage tank), central ventilation system Vaillant RecoVair 260/4 with heat recovery, underfloor heating in all rooms
