Are these rough construction costs market-appropriate for 160 sqm of living space?

Hello esteemed home builders,

We are planning to build a town villa. The shell construction and the trades are to be commissioned separately. A local construction supervisor on site is supposed to coordinate the whole thing.

Now we have received an offer for the shell construction and we are wondering if it is worth continuing here. Since we do not have a comparative offer, I would first like to inquire here whether the shell construction with the following data is market-appropriate:

- Town villa 165 sqm living area
- with roof
- with floor slab
- without basement
- walls made of lightweight expanded clay blocks in prefabricated construction
- northern metropolitan area of Berlin

Cost shell construction: 161,000

The construction supervisor announced construction costs for the turnkey house at quite low 1300 EUR/sqm without extras. The shell construction alone now accounts for 980 EUR/sqm, which seems high to me.

Do you have an opinion on this? Is this a market-appropriate price?

What has your construction supervisor been doing for the past 10 years? 10 to 15 years ago, you could still build for 1300 euros/sqm, but no longer today. Expect 2000 euros, then the shell costs will also be in the right proportion again.

The 1300 euros are not correct. The shell construction costs should be accurate.

Even 2000 euros are sporty nowadays. With some restraint and great modesty, perhaps 1950 €/m2 are also possible. I also consider 1300 to be very utopian.

1. Fire the construction supervisor IMMEDIATELY. If he says something like that, he has already disqualified himself. 2. Price per m² currently ranges in Berlin between 1800 euros and 2500 euros depending on the equipment. 3. The shell construction price is too high. With that shell construction price, you have to calculate that the house will come to a total price of about 400,000. The shell construction is about 40% of the total.

Then don't forget you still need to account for the garden, kitchen, ancillary construction costs, etc.

A completely different question: do you already have a plot of land? Two weeks ago you were still considering using the plot service from Town & Country..... or did I misunderstand something??
