Are interest rates extremely expensive with variable financing?

Does anyone know if the Interhyp result is typical? For the land financing, I want to take a variable loan because the house construction (and its financing) should start as soon as possible in the next few months. At Interhyp, I get an interest rate of over 3%, but with a fixed term up to 20 years, for example, only a little over 2%. The variable interest rate should be based on the 3-month Euribor, which is currently practically 0. Why is the variable interest rate so much more expensive? Is that typical or is it related to the low interest rate phase? Are there any other online options to compare variable loans? Or does anyone have bank recommendations? Regards, Caroline

Did you inquire directly at Interhyp or on their website?

What is the amount? For anything under 100 T € I would guess that you also pay a surcharge here. Otherwise, that is indeed high. 3% for 20 years, however, even higher... when did you inquire? That sounds like Q1 2014 :D

I had written that it was 2% for 20 years. And the amount for the property was 150 K at 80% loan-to-value.

It's quite possible that they are afraid that you will only use it for 5 months and they had to deal with all the paperwork for 3.4 €.
