Hello everyone,
we want to build this year and actually wanted to award the trades etc. ourselves to save costs. Additionally, we would have someone who does the planning from stage 1 to 3 according to HOAI, a structural engineer, someone for the energy certificate, and an expert. It became difficult with the site manager.
Our conclusion now is that this is not possible at all or does not save money. If you have one person who does everything from phase 1 to 8, then the effort is less because, for example, the site manager does not have to first familiarize themselves with the documents, etc. Additionally, there is also a problem with liability. Either way, everyone wants to be paid and it does not get cheaper. Also, I can't find a site manager who would only do site management, as most site managers are either architects or general contractors who then of course also want to do the other phases.
Well, doing the individual phases with several people is off the table. Sure, you can work with two people, meaning an architect and if you have a structural engineer in the family, then he can take care of the structural engineering. But the way we planned it before is difficult to realize.
Question 1: Do you agree with this?
So now it remains either a freelance architect or a general contractor/building contractor. We received an offer from a general contractor who made the offer very transparent and here costs for planning amount to 10k and site supervision also 10k. Architects bill according to HOAI and the costs are almost the same. Maybe 5k more. The advantage would be that an architect does not usually work with fixed companies like a general contractor and acts in my interest during site management.
I have also read quite a bit and the general opinion is that architects are far too expensive and general contractors work more cost-effectively. I have not been able to confirm this so far and even if you investigate further, these are partly myths.
