Approximate costs heating/electric/plumbing

Hello everyone,

we are currently looking for a property developer. We probably want to build a Swedish house and are a bit overwhelmed by the different offers. Most companies advertise "affordable" shell houses.

For example, we have a company that sells a house that is basically finished on the outside and has built-in walls, doors, and stairs on the inside. But completely without heating, electrical, and sanitary installations (or is something else missing). Can one roughly estimate what something like this would cost for a house of about 140 sqm? For heating, we assume a gas condensing boiler or an air heat pump. Preparation for underfloor heating is already laid in the thermal floor slab.

Is 40,000 enough for materials and installation (if the requirements for fittings etc. are not too high)?
Does it maybe make more sense to outsource such trades to local companies anyway if the house builder comes from far away?

I can't say if the money will be enough, but to the question: "Is anything missing?" - Yes.

Floor coverings probably also the screed, wall coverings, ceiling coverings, outdoor area, further incidental building costs.

The house should cost turnkey including the floor slab around EUR 210,000. Then you know - if you subtract the price given to you for the shell house - what costs should be estimated for the interior finishing of a KfW 70 efficiency house. EUR 40,000 will hardly be enough by far. In addition, there are also typical incidental building costs amounting to EUR 35-40,000, plus a bit of paint for the walls - floor coverings of course, garage and outdoor facilities. A certain buffer for extras should not be missing either.


It makes more sense anyway if you find a local provider for the complete new construction. Whether this becomes a prefabricated house or a solid family house built in masonry does not matter.

Thank you for the answers,

I was not concerned about incidental construction costs and cushions, we have set aside 40,000,- for those. Also not about floor coverings and wall coverings. Screed - at least on the ground floor, we don’t need it because we are using a thermal foundation (= screed). So I was only concerned about the mentioned trades. The house is already insulated. Only heating, electrical, and sanitary are "missing."

I also find it interesting that you assume I want to build a KFW70 house - we don’t want that either, a house according to the Energy Saving Ordinance "is more than enough" for us.

And regarding the house building company: what do you do if you want a Swedish house (at least in the Swedish house style and made of wood) and no one in the local area builds such a house? At least not that I know of (Westerwald)?!

Hello Landhaustraum,

if I had to calculate - based on my calculation experience of a new build - I would estimate the following for a 140 sqm new build:

Electrical - without bus system or complex built-in lamps - with additional meter for air heat pump - with average equipment - 10,000 euros

Heating - with air heat pump and complete underfloor heating installation - 22,000 euros

Sanitary - depending on equipment and number of bathrooms - installation and rough installation 5,000 euros - fixtures (faucets, bathroom ceramics, etc.) 10,000 euros

This is not pure luxury - but also not social housing - I simply converted my planning values (partly very valid) to your house size. In Westerwald it might perhaps be even cheaper than here on the outskirts of D´dorf - maybe minus 5%.
