Hello,
unfortunately, I didn't know a better title, so I ask for your understanding. Actually, as already written here, I wanted to renovate the parental home.... It belonged to my mother and now belongs to "me." But Dad is still around, so of course, he wants and is allowed to have a say. Together with phases of stubbornness due to old age, I now have to look for another way to invest my money, so I want to build new and put the renovation on hold.
The building plot is available, no development plan, connection is not a problem, and a preliminary building inquiry is already in progress or rather, I have already been informed that it is okay; a small community does have its advantages.
Since I am not building to get as much funding as possible but rather aiming to have little debt and still low energy costs for the future, I would like to build in timber frame construction only with a slab foundation and with a lot of own effort. So it doesn't have to be a passive house, but I would do everything that can be realized. I would also have (formerly) a carpenter as a helper.
After much rambling, now finally to the questions:
Which documents do I need to get, and who prepares them?
As far as I am informed, any master craftsman can create a plan for a two-story house, submit the plan, file the building application, and calculate the statics; is that correct?
What about the supervision? I am fully aware that you can't just clamp together any random slats hoping the building won't collapse. Especially because in the end, the bank will probably also want to see what has become of their money.
Why I want to do this myself and believe that I can manage it with professional help?
In my "youth," I built barns, field sheds, and agricultural machine halls.
It was really fun, and if there was a proper plan, you could see a great result in the evening.
So now I hope not to be stoned and thank you in advance for your patience.
