Apply for KfW 300 without a concrete house plan

Hello everyone,

we have unexpectedly come across a piece of land that we will probably buy very quickly now.
We are not that far along with the house planning yet but are just starting.
We had an initial financing discussion with the bank, in which we received a financing commitment. However, only a rough estimate was made of what a house might cost.
The construction is definitely planned to be scheduled and start soon after, but I don’t think it’s realistic to rush everything through this year.

Part of the financing would be a KfW 300 loan.

Does anyone know if we can already apply for this without more concrete house planning and without further financing, in order to get ahead of a possible funding stop? Or do we already need more precise documents for the specific house to be built?
Can we then take our time to arrange additional loans (the €170,000 is not enough for the whole project)?

Of course, I have also contacted the bank advisor, but sometimes he takes a little while to respond and the year isn’t very long anymore.

To make it short: You need the entire financing amount and at least a basic house plan. The KFW funds can only be applied for through a main financing bank.

We are currently in a similar situation ourselves but have consciously decided not to put ourselves under pressure. In the end, you pay double and triple because, for example, you have to refinance, the building application is delayed, and you have to pay commitment interest, etc.
I can well imagine that the funding will be temporarily suspended now (Dec + Jan?) and then reactivated more or less in the same way once the federal budget is in place. We will wait and then reconsider our options.

That will not work. You first need an energy expert who creates a confirmation for the application (BZA) for you. For this, he must already perform a calculation. Before that, the bank cannot apply for anything.

Apart from that, it will be over on 15.12. anyway. No one knows how things will continue next year. There is currently, as is well known, no money to refill the funding pots.

Hi,
as others have already written, you need an energy efficiency expert. On the KfW website, you will find information and lists where you can search for one near you. From personal experience: contact as many as possible – the prices vary quite significantly.
To make it easier for the EEE, and only if you want to: there are "prefabricated house providers" who offer packages or even entire houses that meet the KfW requirements.
We reserved a plot from April, and if all goes well, we will buy it in December. The time in between was full of house catalogs and planning.
I would definitely not buy the plot and then start planning. If you have the option, reserve it and buy it once the planning for the house is set. That way you only have one loan.
Interhyp or Dr. Klein also help at the beginning to find out the possible loan volume. The advisor can then calculate financing so you can see what monthly rate to expect. With this framework, you can start planning the house or adapt the prefab house according to your wishes.
Tip: With most timber house providers, you can freely design the floor plans. As long as it doesn’t lead to more material consumption, the price remains the same. That was at least the case for us :)

Please do not believe the nonsense that KFN would only work with timber frame construction without a basement. You can still build solidly with WU basements! The clinker brick facade even helps with the life cycle analysis; according to calculations, a plaster facade only lasts 20 years and must be renewed twice in 50 years!

The garage should be detached from the house, then it does not need to be considered in the life cycle analysis.

A central ventilation system is also not necessary.
The combination of heat pump, photovoltaic system, and storage is sufficient to bring the house's ecological footprint below the limit value. With a bit of technical expertise, KFN is no obstacle.

Am I understanding correctly: You are good with the bank for a credit line that, after deducting the purchase price of the land including incidental costs, still has a remaining budget of €170k (for which, even with KfW funding, there still wouldn’t be a house); and now you want to quickly buy the said plot of land (to be able to tick off the land in the bag already), submit the funding application (in - insane! - trust that the budget funds for it will not be cut) just in time, and then without hurry (absolutely *ROTFL*!) wait for the still needed lottery win for the still considerable financing gap??? – that would probably be called a suicide mission! Funding loans are not suitable to even bring a desire for a home near the realm of the possible – but rather to be able to afford the home more relaxed. It should be possible without them.
