Amount of reserve in new construction

Dear all, how do you handle reserves? What percentage of the house value do you set aside? Do you pay the amount into a separate account? Many thanks in advance for the tips!

Do you mean the reserve that one should have for unforeseen things during the house construction or the one that should be set aside for later repairs/renovations/refurbishments?

For the latter, I once read a guideline value of €2 per sqm per month somewhere. At the beginning, when many expenses are still coming, it is certainly not so bad if it is not that much, but you should not start saving only when the first repairs might almost be imminent again. We save the reserves in a separate savings account to keep track. The savings account is not used for anything else either. The checking account has an adequate reserve to cover unforeseen new purchases and vacations, and everything that is over a certain amount can be put into special repayments.

Yep, I meant the reserve for "repairs/renovations/refurbishments". Does the "guideline value" of 2 EUR apply to the total living area (including utility rooms)? That adds up to a nice sum...

Calculate the sum over 30 years and then consider what you would get for it as of today.
