Then I would like to point out that from 3 residential units onwards, your tenants' special right of termination according to §573a of the Building Code ceases to apply. With a division into 2 plots of land, this right would at least remain in the part you live in. However, §34 of the Building Code could cause problems here, since it would no longer be a detached building, but a terraced house.

Hm ok, yes the two-family house is only occupied by us, nothing is rented out. Legally it is also just a single-family house, but structurally it is a two-family house, I perhaps should have described that more precisely. Would that change anything? Since there are several such extensions in the surrounding area, I thought it wouldn't be a problem.

I only put that together like that for the first time yesterday, I was actually the whole time on the idea of buying another condominium somewhere :p

Regarding building it all at once: For that I would have to take out another loan, which I don't want to do. On the other hand, I could pay for the ground floor extension myself. If I had a tenant there who doesn't pay, it would be annoying but not further problematic, as long as he doesn't set the place on fire.

For now, I was just concerned with the feasibility. The sensibility I would have to have calculated by a tax advisor anyway.

Tax-wise, it's pretty disadvantageous because your loan was not taken out for the purpose of creating rental living space, and only then can you deduct the capital costs (interest, notary fees). Therefore, it would make more sense to place a lower burden on your own part and have 100% financing on the rented unit. If your liquidity is good, the bank doesn't care whether the repayment comes from the rental income or your salary/savings.

Am I correct in assuming that the two houses on the left and right only have garages as extensions?

: so the right neighbor has only a garage extension, the left one has a living room extension to the front and a garage extension to the right. When considering the surroundings, do only the houses in the immediate neighborhood count?

I think so, at least the row of houses itself. Across the street, so possibly the area in the development plan is excluded anyway. But wait for ’s tip, he’s an expert (I probably used the wrong username last time)
